To speak to that aesthetic, we employ a design vocabulary that includes innovative architectural elements, an extensive use of natural wood and metals, emotive tile and finishes, custom light fixtures and unique artwork created by young and emerging artists. 

The resulting space is stylish and modern, functional, and comfortably intimate.

Our restaurants incorporate three key components that when combined allow us to reflect the core of the Houlihan's brand:

• an open display kitchen
• a modern metal-and-glass wall bar with a floating fireplace in the back bar
• large outdoor dining and lounge areas arranged around a second, outdoor fire element

When weather allows, an operable window system fully opens to integrate the interior bar and exterior patio areas.

We incorporate a wide variety of seating styles for flexibility and efficiency – moveable tables and high tops, banquette and booth seating, traditional barstools and bar high tops, and extensive outdoor dining and lounge areas arranged around the outdoor fire pit.

We utilize custom designed and fully controllable lighting and sound systems to highlight and tailor the various guest spaces - and to add a touch of drama.

Trade Area Criteria

As a rule, we prefer to locate within dense, affluent trade areas with a significant daytime employment base. We will consider suburban regional locations, suburban/urban neighborhoods and urban core areas with strong residential and entertainment elements.

We also like to co-locate with other national or local upscale casual dining chains and national specialty retailers. Most of our current development consists of anchored lifestyle retail centers, power retail/entertainment centers, specialty entertainment projects and high viability pads fronting regional shopping centers.

To evaluate potential trade areas, we utilize the following demographic benchmarks in conjunction with proprietary psychographic segmentation targets:

Site Criteria

We seek highly attractive retail locations with access to substantial convenient parking, and with architectural design standards that will allow us to incorporate the key elements of our national trade dress.

Building Specifications

• High visibility end caps
• High-traffic retail locations
• Building footprint of 5,500 square feet + service yard and 800 to 1,200 square feet available for patio seating
• Parking for a minimum of 100-110 cars
• Total site size varies with parking availability/cross easement
• Strong signage (building plus monument, pylon or blade signage)
• Convenient ingress/egress

Preferred deal structures

We strongly prefer:

• Tenant finish + tenant improvement allowance for end cap spaces
• Standard "restaurant shell" work letter
• Typically 10-year base term with two, five-year options
• Gross rent and tenant improvement allowance negotiated on a case-by-case basis

We will also consider:

• Freestanding reverse build-to-suit or build-to-suit: curb-in ground lease with landlord construction and/or tenant reimbursement ($1.0-1.5 million)

• Straight ground lease: we have a standard curb-in work letter
• Typically 15-year base term with five, 5-year options
